About Javier Brown
About Javier Brown
Javier Brown is a commercial real estate agent with MGR Real Estate in Ontario, representing landlords, tenants, investors, and owner-users across the Inland Empire. For more than 20 years, he has focused on industrial, retail, office, and mixed-use property, with particular depth in warehouses, contractor yards, truck yards, and buildings that need a practical operator, not a generic listing. In addition to industrial and commercial work, Javier helps clients with commercial leasing, retail centers, multifamily apartment complexes, vacant land, and single-family homes.
Clients come to him for a clear read of the market and a deal structured around their numbers. He evaluates use, access, layout, and pricing before a property ever goes to tour, then negotiates terms that protect occupancy cost, flexibility, and downside. Off-market opportunities are part of the work, not an afterthought.
He is available seven days a week and answers directly. Transactions in this market move on timing, and Javier treats response time as part of the service. Fluent in English and Spanish, he works with owner-operators, family businesses, and investors who want the process explained in plain language.
His standard is simple: protect the client’s interest, execute with precision, and stay on the file through closing.

Schooled by Hard Work
Before I ever sold a building, I spent 15 years in sales, including on the Cal Spas showroom floor. I learned to listen, earn trust, and deliver for people face to face, every single day. Then I brought all of that into real estate. Put together, that's over 40 years of working with people and closing deals, and no school, degree, or amount of money can teach it. For business and property owners, that means one thing: when you call me, you get someone who knows how to get your deal done. Call me today.
I came to California at 13 with nothing. Working hard wasn't a choice for me. It was how I ate. Over time, life got better, and not just financially. I gained knowledge and character that nobody can ever take away from me, and today that same drive powers my career and every client I help.
I didn't learn real estate in a classroom. I started working at 14 and built my life with my own hands, with no college debt and no shortcuts. More than 20 years of closing deals in the Inland Empire taught me what no degree can: how to read people, negotiate when it counts, and get a deal across the finish line. When you work with me, you get someone who has done this the long way, and who knows the work because he lived it.
In my whole career I've worked for only three companies, and I'm still on great terms with the leader of each one. Ron, who made a video for me and is now 90, is still a friend. So is Casey Loyd of Cal Spas, even though I left 22 years ago. Today I'm proud to work with CEO Michael G. Rademaker at MGR Real Estate. Clients stay with me for the same reason: I'm loyal, and I keep my word.
Trained by One of the Inland Empire's Top Commercial Investors
I didn't go to college. I was trained by the best. For more than 20 years at MGR Real Estate, I've worked alongside CEO Michael G. Rademaker and watched him structure commercial real estate deals from the inside: how he values a property, negotiates terms, and puts financing together. I've attended his commercial real estate classes for two decades and missed only three. That training made me a better person and a stronger agent. When you sell, buy, or lease commercial or industrial property with me in Ontario and the Inland Empire, you get that same deal-structuring knowledge working for you.
Why I've Stayed
People sometimes ask me why I've stayed with one company for so long instead of moving around looking for something better. My answer is simple. When a company invests its time, energy, and resources in teaching you and making you a better person, you don't walk away the moment you've grown, so that someone else can harvest the fruit of that work. It isn't only about me. It's about the people around me and the team we've built together. The grass isn't greener on the other side. When someone corrects you, you don't get upset and quit. You tough it out, because that's how you grow. That's loyalty, and it's the same loyalty I bring to every client I work with.
Spanish is my first language. I was born in Central America, so when I say 'Se habla español,' I mean it. I can walk Spanish-speaking owners, buyers, and tenants through every contract, number, and negotiation in the language they're most comfortable with.
